Chacala

The corridor’s worst-kept secret among Mexicans and its best-kept secret from everyone else — a jungle cove with the calmest beach on the coast, where nothing is built in a hurry.

Chacala is the village we keep coming back to. One sheltered cove, half a mile of soft sand, jungle pouring down the slopes of a collapsed volcano right to the palapa rooftops. The name is Náhuatl for “where there are shrimp,” and the fishing-village soul is intact: pangas on the beach, machetes opening fresh-fallen coconuts, and about 300 full-time residents who guard the place carefully. Until the late 1990s the only way in was a flooding dirt track or a boat — which is exactly why Chacala stayed unspoiled while the rest of the coast got discovered.

Here’s what we tell every client: this is an insider, urban-Mexican place. It’s the closest beach to Guadalajara, and the well-to-do tapatío families who’ve always known it build the way Mexicans love to build — there’s always an architect in the family, and somewhere in the back of the mind there’s the little house in the jungle, put up a few bricks at a time, with immaculate taste and zero interest in showing off. And the genuinely rare part: there is no mega-developer and no branded resort here. One slow-growing gated community, federal coastal land, and the Las Varas ejido lock the supply. That scarcity — plus a new toll highway closing the gap to Guadalajara — is why the few homes that do trade now ask seven figures.

Homes & Key Developments

From beachfront luxury towers to gated dockside villas

Marina Chacala / Chacalilla 📍

The one gated community Marina Chacala occupies ninety acres of gated jungle on the headland between the public cove and the private, wave-free Playa Chacalilla — a beach club with three pools, tennis and pickleball, a 5-km jungle trail network, and a small dry marina for the boats and kayaks. It has grown the Chacala way: slowly, lot by lot, family by family, with the development explicitly inviting buyers to purchase land and build over time. Interior jungle lots from ~$200/m²; the premier Punta Chacala beachfront parcels run ~$1,800/m² — Sayulita money for raw land, which tells you where this is going.

The Dreamy Small Architecture 📍

The real Chacala product The defining product here isn’t a tower — it’s the small, exquisitely designed jungle house. Chacala House (Estudio Macías Peredo + COA) was built around two existing trees, palapa-roofed, the jungle doing the decorating; Casa Chacala (Estudio AMA, 2024) slips three volumes between protected trees and turns inward to courtyards of light. This is the school of design our clients fall in love with — serious architecture with no interest in being seen from the road.

Our Chacala Listings 📍

A market that sells quietly Chacala has long been on our books — it’s where we send clients who ask for something genuinely off the radar. Recent representations and tracked inventory run through Casa Roca ($3.2M, 4BR), Villa Chacala 10 ($3.2M oceanfront), Villa Chacala 3 ($3.9M), Villa Paraiso ($4.2M on the point), and Casa Rojo ($2.5M), down to buildable lots from ~$250K. Most Chacala homes never see a sign. Talk to us.

Shops, Markets & Life

The tourism board calls Chacala **”Gallery Town”** for its handicraft studios and intricate façades, and the half-dozen beach palapas are the village’s entire social calendar — which is the point. **Mar de Jade**, the wellness retreat founded in 1982, is more than a resort: it runs an organic farm, a Montessori-Waldorf school, and a trade school, partly funded by every guest stay. For banks, a real supermarket, and buses, Las Varas is ten minutes up the road.

Lifestyle & Amenities

The cove is the signature — sheltered, clear, swimmable, the family-and-snorkel opposite of the corridor’s surf beaches. The serious wave is around the headland at **La Caleta**, one of the best lefts in Nayarit, reached by panga on a south swell. Add jungle hiking on the old volcano, world-class birdlife, whales offshore December through March, and a wellness culture that predates the word — and accept the honest trade: no nightlife, eleven restaurants total, and a village that goes quiet by nine. The quiet is the product.
