Mexico’s surf-and-boho icon — one forgiving wave, a hundred restaurants, and a plaza that never quite goes to sleep.

We’ve been driving the forty-five minutes up Highway 200 to Sayulita since it was a fishing village with one good wave and no hot water. The wave is still there — gentle, consistent, the friendliest in the bay — but everything around it grew up into the most recognizable beach town in Mexico: a Pueblo Mágico of cobblestones and papel picado where a $329,000 jungle condo and a $7.3 million hillside estate share the same taco stand, the same break, and the same sunset ritual on the plaza.

Here’s the honest version: around five thousand people live here year-round, and in high season the town swells several-fold. That energy is exactly what some buyers want and exactly what others should avoid — which is why location inside Sayulita matters more than in any town on this coast. Buy near the plaza and you own the party; buy on the North End or up Gringo Hill and you watch it from a quiet terrace with a golf cart in the garage.

The standing local wisdom costs nothing to follow: swim the south end away from the river mouth, and skip the ocean for a day after a big summer rain. The bay’s estuaries hold crocodiles — La Lancha’s famously so — so keep dogs and small kids off the estero at dawn and dusk. From December to Easter, street parking rounds to zero: residents walk or drive a golf cart. Rentals run strong (~48% average occupancy at $200–260/night); check any HOA’s rental rules before you buy.
